Built under strict quality controlled conditions at our modern factory, Modus' modular buildings offer many benefits. Supplied with features including heating, lighting and floor coverings already in place, this modern method of construction can be up to 50% faster to complete because of the ability to construct the building and foundations simultaneously, thus saving valuable project time.

The standard Modus building design consists of the following features:

Comprises of self-framing sections that can be linked side by side and/or end to end
Impact resistant structural insulated panels for external walls, which can be clad in a variety of finishes, or used to form an inner skin to a traditional brickwork finish
Commercial grade, powder-coated aluminum exterior doors and hardwood veneered internal doors are fitted as standard
Our standard fit windows are 1200mm x 900mm and 900mm x 375mm powder coated aluminium framed with fixed glass or full opening top hung sashes and double glazed float glass units, lockable handles and restricted friction hinges plus options for UPVC frames, safety glazing and guards
Cost effective warm deck roofing options finished in profiled steel or traditional truss constructions for use with tiles, with ceiling heights of 2.4m, 2.7m or 3.0m available
Internal walls consisting of self finished plasterboard bonded onto timber frames with sound-deadening infills and linings incorporated as required and a traditional ‘tape & fill’ finish for painting also available
19mm plywood decking floors laid on steel floor joists and incorporating rigid insulation to provide good levels of thermal protection
